Construction means Destruction - new local housing project

A new development is going in near my house (red rectangle). I can hear the heavy equipment at work. It makes me sad to think of the trees cut down and wildlife disturbed. However, I'm likely living in a place that was once a woodland. Humans have eminent domain. My neighbor said it will be a 400 unit development. I don't know if a small town can handle the drain on resources and utilities this will entail.

Surely in NY you have procedures to ensure that there will NOT be a drain "on resources and utilities", right?

Here in PA there are many hoops to jump through before approval is given for a new development.

we've just had precisely the same thing. The woodland behind my house was cut in half , thousands of trees chopped down, to make for housing... exactly the same number.. 400 properties... . There was no extra infrastructure put in place for this massive increase in population. No extra medical services which are already stretched to the limit, no extra schools which were already full to the brim...all it has caused is extra traffic, longer waiting times to see a doctor or dentist, and children who live in the area not being able to gain a place at a local school, and having to be taken across town to another one seperate from their siblings..

Another HOA and feel for those who buy into it .

Often small hamster like units connected , perhaps a useless security gate but yes good luck to them having an honest HOA .

Hate to see nature devoured which got used to here in Florida .

This is one reason why real estate developers must obtain permits before building several acres of land with several housing units. The state and county must be assured that the number of units and the number of proposed people living in those units have large enough infrastructure to handle the additional load. This includes roads, water reservoirs, utilities and so forth.

Agree but if a HOA which I suspect is the case here , the monthly HOA fee includes trash pick up , sewer maintenance and few other things that your property tax covers outside of a HOA and since you are still paying property tax the local politicians make out with HOA's.

I live in a gated community / HOA and what a mistake I have not moved yet because a friend is starting a food truck and yes want to be part of it plus several large fish tanks so in other words I have been procrastinating .

GREAT neighbors , very quite area but can not stand the HOA and we are now about to remove third board in 7 years for '' mishandling '' money but either way IMO politicians bend a few things , over look few things to favor developers regardless of state .

How can you tell from the information given what type of housing is going in and if it will have an HOA or not?

With an HOA everything depends - US state, municipality, covenants and addendums. Plus the developer has to turn it over at a number or percentage of units sold and build.

Not here they don't.....also, in the Uk we don't have HOA's thank God...

you presume I know nothing about HOA... well I do... my house in Spain is on a gated community ruled by El presidente ( little Hitlers )
 
I only know what my neighbor said, so you're getting third hand info. Around here there aren't many neighborhoods that have an HOA.

In your case a good experience , in my case and plenty I know not so much .

in fact in Florida real estate being as high as it is now and that includes Florida residents fleeing HOA's if one lives outside of a HOA they add 50k plus when selling .

I'm not saying all HOA / Management companies bad as not the case at all but so many are that most do not want to risk it.

I do not see the need for a HOA and again in my case a waste of money but no one forced me to buy a house in one .

ONLY reason they got caught is because to stop a meeting they called in fake bomb threats and thus FBI got involved and would not say uncommon HOA behavior here ---

Yes Developers own politicians with political contributions OR in some states like here in Florida and California where my daughters live a politician can legally get a '' finders '' type fee from Developers for helping them .

Actually not sure if called finders but it is a fee the can charge for legally helping Developers .
Btw , I asked my neighbor who is a lawyer and developers pay politician a " consultation '' fee not Finders as I originally posted .

I would think every state has different laws as far as this goes but who knows .
