I think Busso prices are on par with the Perth metro area.
Our 900 square metres in a coastal suburb near Joondalup has pretty much doubled in value since we bought it on a buyers market in 2019.
We're seriously thinking about a tree change on a few acres in Tasmania.

Beautiful place, Tasmania.
Me being born and bred there.
Realise how cold it can get. Plenty of snow in the winter.

Yes we know how cold it gets, we spent a month there and did 4,000 Ks in a rental car.
Wifey is Canadian and I'm from the South Island of NZ so we're not phased by the much hyped Tassie cold.
People bang on about the Tassie cold like it's a bad thing...

Well it is not a good thing. What with the Roaring Forties assailing the state frequently.

What is the outside construction? And, how many square feet of living space? I can’t be certain from the picture. Is it brick?

Wow! Quite a house.

I don't understand why anyone would want to live like that, even if money weren't a concern. It's just soooo very much. Who needs that?? When I see something like that, my first thought is, "Sure don't want to clean it." They probably have a cleaning service? Or full-time maid?

It just seems such a waste. So many people in need.

I agree with you. Too may people have way too much money and simply waste it on extravagances.
This log cabin would suit me.

They say the three most important things about real estate are (1) location, (2) location, and (3) location.

Looking at the house, my guess would be that it only has about 2500 sq feet if interior living space. Almost half of it seems to be deck/carport/patio. Four acres isn't a lot of land. $2,453,000 is a lot of money.

@Bretrick, is the house located in a really desirable location?

What you really want is a cozy 57 room home nestled on 16.5 acres. o_O
For a while, I dated a girl when it was known as Grace Downs School, a school for girls wishing to learn modelling, and charm.
Before that, it was home to F.W> Woolworth, and later became Winfield Hall.
Of course, one must factor in the $257,436 in annual property taxes!

Nothing special about the location. Indian Ocean view from top floor.

Around here it would probably be listing for something in the $800,000 range. If it had a fabulous view or was adjacent to a good golf course or a private airstrip, that would bump that up a fair bit. If waterfront property, all bets are off . . . $2.5 million wouldn't be out of the question.

Of course, this is all purely speculation based on a single exterior photo. In your opinion, does AU$3,750,000 seem to be a representative price for the property in that area?

If you click on the LJ Hooker link, the whole property is displayed.
Property prices in this area are ridiculously high.
I viewed a rather small house on a 1/4 acre block, without ocean view for $3 million
4 years ago a 1 acre block sold for $2 million
June 2024 a 3 bedroom house on 1 acre sold for $1,500,000
$3,750,000 is the highest price I have seen in Busselton
