Should I wait for real estate prices to plummet before buying a house? Here are 3 simple reasons why this housing downturn is nothing like 2008.

Over two years in, this decade has already brought a global pandemic, record-setting inflation, rising interest rates and a country more divided than ever before.

So why not a housing crash too?

I am confused, I thought you were looking at selling your home at looking at something else. A retirement community or assisted living apartment. If you are happy in your home and do not need extra care I would be in no hurry.
At this point I would not think about a change, You have just gone through a big change with your girlfriend leaving for the care she needs. It is time for you to take a break and think about what you want, what would make you happy. You have done so much for others, it is time to think about what you want. Do not or let anyone tell you how soon or what decision to make. It should be about your happiness and comfort.

Real estate prices can be a very local thing. IMHO, they will come down overall in the next year because the higher mortgage rates will push a lot of buyers out of the market. I would keep my poweder dry, research neighborhoods you might wish to live in now, and be ready to strike when the price hits an affordable area for you. If it does hit that range. I doubt we will have a real estate market crash. Too many people want homes, and too few homes are being built in many areas. But, again, it's a local thing more than a national thing.
Good luck.

I understand you have just gone through some heavy stress lately.
Bliss said it right. Take your time . Make no decisions until you feel comfortable
and yes, this is not the best time to buy a house.
Just my opinion.
