You are certainly in a difficult situation overall. That is very, very challenging to deal with all that you do, ongoing and by yourself.
I suggest you not let it push you into this, though.

I would go with both your gut, as well as your thinking, about this home sale, and put it in your rear view mirror.

Even though you need a place, and there are some good things about this one, there is so much reason to not trust this seller, and not trust either of the agents involved.
More bad could come from your signing on to this one.
 

The only reason I used and agent was because I never bought a home before and I wanted one to guide me through the legalities of the process, but I did my own searches online. An agent will only show you what they have listed because they make more money that way, but there are many other agents and all listings from them you can find online using what is called MLS or Multi Listing Service. Here's is a guide to California ones. https://www.mls.com/Search/California.mvc You can use filters like price and location to zero in.
 
You may have already done this, but there are senior services in most areas of the country which could help with housing and guidance.
You don't need a pushy sales agent but an elder lawyer who doesn't work on commissions.
 
Did you give up on this mobile home totally. Did it sell and do you know for how much.

Have you looked into condos?
