Don’t use all your energy on fixing this house, save it for the move & your new home. When that’s reasonably settled, come back and do some touch ups. New owners will be doing a major reno.

If any labor is going to be invested removing the boards would make more sense. Notice the missing sections so that pick actually looks like the best solution. The part where no cardboard is stuck shows deterioration. Not likely a buyer would not notice the missing boards & the wall above the base board showing the lack of ongoing upkeep.

If I can ever sell it. If I was looking at my house to buy, I make a quick U-turn. I guess if the price is right somebody that likes to buy fixer uppers might be interested. I was surprised that man bought all those 78 RPM records that were sticky and stinky with old cat pee. He really must have wanted them badly. To have to move 4000 heavy and fragile records and pay so much for them, too.

A few years ago, the house two away from me was on the market. I looked at the photos of it that was on multiple listing Web sites and it made mine look like the Palace of Versailles. It had been vacant for years and the inside was a train wreck. Looked like the ceiling had collapsed on the floor in several rooms and the flooring tiles were all warped and stained. Somebody bought it and fixed it up. It took them months - I saw contractors trucks there almost every day. IT CAN BE DONE!

No. I don't remember how much they were asking - probably because I wasn't interested in buying.
