Quest Plumbing. Anyone Have Any Experience With It?

I looked at a 95 mobile in a park last week. Nice shape. The sellers already had the inspection done and one red flag was "Quest pluming known to leak"

My agent kind of down played it but with research I did with professor Google, it's a worry. Appears they stopped using this piping in mid 1995 so this place must have been at the last to get this plumbing. If possible, re-plumbing would be an alternative. I worked with a woman in the 90's who bought a mobile on land and had it re-plumbed. I remember her talking about it but no details including cost.
 

I never heard of "polybutylene piping", and I was doing extensive piping(as a maintenance mechanic) in industrial settings, and of course at home. Galvanized steel, black iron(drains), copper, PVC,CPVC and ABS is all I've worked with. My truckbed mounted camper had some weird kind of piping, maybe that was polybutylene, campers and mobile homes had similar construction...

Nathan, apparently it's a grey color.
 
That's polybutylene piping and I would not go there unless you are prepared to get the whole place re-piped. Big scandal in the 80's and 90's resulting in lawsuits etc. Read this for more information.
And @Gary O' That's my research. The home is decently priced perhaps because of this and I could have the funds to re-pipe. But it's a hassle, worry, cost. I don't know how much. Things online vary widely regarding cost. Kitchen, 2 bathrooms and laundry.

Eventually you'll need new plumbing and you need a new agent as well. Run away from both asap.

Home inspectors are working for real estate agents and their only concern is getting the next job. They'll minimize or overlook major issues.

I've been looking for a long time and space rents are going up. I can't max out my savings to buy a place and still pay high space rent prices. If nothing works out, I'll have two choices. Stay in my apartment or move into my stepfather's mobile when he dies. Something I don't want to do.

As far as agents go, mine is decent. I don't plant to change. Some are outright crooks. A co-worker bought a town house duplex after her divorce. Wondered why the heating and AC was so off. When she had the inspection when she sold to move closer to family, she found out some of the duct work wasn't even connected. And she said her buying agent seemed so nice and on her side. The agent and inspector were both total crooks there!
 
If I may ask, what is 'decently priced'?

Under 60 grand. Square footage about 900. Single wide. Park rents are going up to 800 and more. Except for one park that is still privately owned which is significantly less.

I was going to buy a small double wide that was only about 5 years old. Seller had to leave state. She had it way over priced and kept lowering it. Took it off the market for a time, came back on. I was going to give her the last listing price. I'll just say it was plenty. The park wouldn't take me because I HAVE TWO STRICTLY INDOOR CATS. One pet only. I was outraged and I now will say I have one cat. It sold about 2 weeks later for 5 grand less than I would have paid. The park wasn't my favorite because there are travel trailers in there and some empty spaces. The onsite manager is a lizard. But the home being so new was good.
 
Yeah, mobile homes were a different animal pre yr 2000
I built 'em in the '80s for Fleetwood
Pre '90 wiring and insulation became issues later on as codes became more stringent
My stepfather's is a 2001. Lots of old nightmares for sale. No way would I buy one.

Yeah, they're 'better' now......but
They still loose their value when planted in a park
.....and....the lot rents only go up

My opinion;
Best to buy a condo or townhouse
Or
at least a mobile on it's own property
if not a house

Condos are long out of my price range. I looked at a number of them but never bought any. I'm not interested in long term value. I just want someplace to live.
 
Due to this plumbing, I told my agent I'll have to pass. She said they had another offer. It's always something. I thought for a few hours I may have found something suitable. But no. And I don't believe there will be.
