I Need Some Insight on Handling Apartment Manager. Repairs.

Back in September I had a horrible experience with my apartment manager and maintenance man. They jerked me around for 4 days regarding a repair. I think one problem was I insisted on being home and they don't like that. Too bad. I won't get into everything but the manager accused me of cancelling an appointment I never agreed to. I then waited all the next day and no one ever showed up. When I called the repair line at 5pm they stated there was a completed work order at 245. The maintenance man is weird. He talks constantly and even inappropriately told me the old maintenance man was fired. And I like him, he had been here for years. Very unprofessional.

I had finally had it and couldn't get the management company on the line so I sent an e mail. I didn't get into half of how I was treated but the next AM I had a call from the manager stating the maintenance man would be right over. She started to say "I don't appreciate you" but I cut her off and she also refused to give me an explanation of why I waited all day the previous day and no one showed up. I actually had to call in to work to finally get this done because I was afraid they would come in without me here.

Now I have a repair need that is causing me a lot of distress. I've tried to live with it for two months but I think it needs to be fixed. Should I contact the maintenance line again or try to go through the property management? I'm afraid of both dealing with these two individuals again but also afraid if I go over them directly to the management company I'll illicit their anger.

Any advice? Thank you in advance. I'm really upset and afraid about this. I've lived here over 7 years.
 

I would call Maintenance again. This time it might be handled differently depending on who is working there and if other renters have complained because of bad treatment.
 
Thanks I'll try that. The last when they didn't show was 12-4. I even waited until 5 thinking they would lie again and state no it was 12-5. And then as I stated, I called the maintenance line and they said their records showed the repair completed. I don't want to wait around here 2 days again but I guess I'll call and see what happens.
 
If they continue to put you off you can call your city's clerk courts and ask them how to handle them legally in your state. In my state we can give a written notice that they have 30 days to fix something. Then if they don't we can deposit our rent with the court to hold and they will hold it and notify the landlord that they have to make the repair before they will be given the rent. Years ago I had a terrible landlord and I had to do that and it worked.

I live in an apartment as well but I don't know what your repair problem is.

I'm pretty handy so I fix a lot of stuff myself without waiting for maintenance to show up. It's a lot simpler for me and I know the job is done right.
 
I was going to call today since I'm off but was still scared. The repair is something they would be out of code if they knew about it and didn't fix. It is not causing damage to the apartment, just worry and anxiety for me. I'm still trying to decide what to do. I wish a place would come up for me to buy, then I'd be out of here soon. I used to love this apartment until I found out what a creep the new resident management and maintenance was.

I don't mean to sound rude but right now you seem to be the problem.

Make the call and give them a chance to resolve the issue.
 
I get that I seem to be the problem to some. However for the last repair:

I mad an appointment with the maintenance man which he agreed to. I must have confirmed in 3 times while he was in my apartment. He needed a part.

When he didn't show I saw him on the grounds he instantly lied to me "no it wasn't noon it was noon to 4" I had to be at work that day, so no way would I have agreed to that time. I do know my own schedule.

Made another appointment with the manager who accused me of cancelling the last appointment. She used a nasty tone.

Waited all day the next day. They never showed. Called the maintenance line they stated their record showed completed work order.

E mailed maintenance company. Finally got it fixed. Had to call into work to get it done because I was afraid they would come in when I wasn't home. Manager didn't like that I emailed the management company.

What did I do wrong here?

I do work full time plus. I can't wait around for two days again on my days off and then have to call into work to get this resolved. I am scared of them jerking me around again. Sometimes I'm so exhausted on my first day off after being on my feet with a physically and mentally demanding job at my age that I sleep until 2PM. I wouldn't mind setting a 2-4 hour time if I knew they would show up.

Enough is enough. From them and some of you. I won't return to this thread with these posts.
 
You'll catch more flies with sugar water than vinegar.

I never used vinegar. When I started this last repair issue, I thanked the maintenance man for agreeing to the noon time after which he would have the part for the repair. He then didn't show and lied about the agreed appointment. I stayed calm while he lied directly too me. In fact I was nice. These people are not stupid they see an unattractive older woman living alone and know what they can get by with.
 
I guess I don't understand why you insist on being there -- if it were an outside company, I could see it, but it's your own management staff and presumably they are bonded and insured -- probably they are required to be. Also I'm sure they have a key, so if they were hell-bent in getting in and stealing or something, they'd do it on a day you were at work and on a day they weren't scheduled to be there.

Also, having been on the other side of the desk, I know how difficult it is to schedule an exact time when someone can get to a specific job. So much of it depends on how long other jobs take, etc., and a bunch of unforeseen things, like someone else having a plumbing disaster or a gas problem or something else that would have to come before an ordinary maintenance thing.

I'm not trying to be negative, I just don't understand why you don't just let them in to do it and get it over with.
