Choosing a roofer

We have decided to see how much ti will cost to reroof before we decide to add insulation. I did my homework, checked reviews, picked an expert roofing company, and made an appointment to have a free estimate on my roof. I explained my roof was small, about 1400 sq feet, and simple.

He arrived on time for the appointment, but I was not impressed with his attitude. The person who represents a company should be very personable, he was not. But everyone has an off day. When we told him we wanted to know about replacing the rafter, he asked did we want him to go up inside the roof and look at it. Yes.

I supposed he could have used his X-ray eyes, but I wanted him to check the rest of the roof to see if there were any more broken rafters, he said there was not. They would add a rafter to the one there, as I suspected you never remove a roof support. You just add a new piece and bolt it to the old one.

We are waiting for the estimate, but he gave us a ball park figure-between 8000- 9000 which I thought was high. The shingles he wanted to use were expensive, but he said “everyone” is going to this type of shingle. Hmm, then he pointed to a few houses on the street that had those shingles. They will last 50 years.

My response, I got maybe another five years. I don’t need a 50 year roof. Are you leaving the house to a child? Yes, but since they are over 45, they don’t need a 50 year roof either. 😂. He will email the estimate along with financing info through their company.

As he left, he said and if you need new decking it will be more. Decking is the plywood on the roof. That comment put him out of the running. We will not use this company. He was inside my attic, he should have been able to tell if any of the plywood needed to be replaced. He was on top of my roof on the outside. He should have been able to tell if any of the deck need to be replaced.

He also claimed we have two layers on the roof. I don’t believe this, I am sure there is only one. We will see with the next estimate. Tomorrow I will call another company that specifically says their estimate will be complete, including any new decking that is needed.

It is wise to get at least 3 estimates on a new roof....or any major home repair. We had ours replaced about 2 years ago, and I got 3 estimates, including one for a metal roof. We live in an area with several Mennonite businesses, and we settled on one of those companies for our roof. It is a little over 2400 Sq. ft, with a 5/12 pitch, and we got Owens Corning "architectural" shingles with a 30 yr. warranty and synthetic underlayment...rather than the standard tar rolls. The estimate was $6000, and the contractor knocked off $400, because I picked up all the old shingles as they removed them, and hauled them to the dumpster with my tractor...saving his crew a lot of time and work. They did a superb job and only took 2 days.

I don't know what area you live in, but 8 to 9K sounds quite high, unless your roof has lots of "angles", or is going to require a lot of repairs.

My roof has no angles, it’s a simple pitched roof. I thought for such a simple roof the estimate was too high as well. But unfortunately there is a lot of building here, lots of new people have moved in, and that has pushed the prices up. Still, I think it should only be 6000 to 7000.

I may get more than 3 estimates. These first two companies are really good companies but they won’t use asphalt shingles, asphalt shingles will last 30 years; and are a lot less expensive. It’s such a pain. They want to use the architectural shingles as well.

I want the synthetic underlayment. Plus they charge extra to take off two layers, I am sure there is only one. plus, it doesn’t take any more time to take off two layers than it does one. We have roofed a house twice. It’s time consuming but not hard. 5 years ago we could have roofed this house. One of the frustrations of old age and bad arthritis.

Our next roofer was great. Said we did not need a new roof for at least 3-5 years if not longer. Only one layer of roofing on the roof. Gave us the name of a roofer who does repairs and already contacted him. He was driving but said will call back as soon as possible.

He does the repairs we need and it should cost less than 500 according to the other roofer.YAY.

Didn’t sleep at all last night, just two hours and I tossed and turned so will be super tired today. I am really worried the repair roofer has taken our money for his assessment but is not going to fix the roof. 🤦🏻‍♀️

He was suppose to give us an estimate Thursday, he did not. I texted him Friday and no response. If I don’t hear from him by Wednesday, I will text him again and request my money back. If he refuses or doesn’t respond, I will have to file a negative report with BBB, call the guy who recommended him and tell him what happened.

I will also have to file a fraud report with our sheriff. A lot of work which won’t result in a return of my money. We paid $125.00 with the understanding he will fix the roof and the 125 we paid would be subtracted from the bid. This is a kind of scam, what can you do? I need the roof fixed.

And, I’ll have to get another bid to simply repair the roof. So frustrating!
