Construction means Destruction - new local housing project

Not here they don't.....also, in the Uk we don't have HOA's thank God...
HOA’s can be a good or bad thing. It all depends on 2 things. The rules of the HOA and the Board that oversees the rules. HOA’s here in Florida have come under fire lately. Rules aren’t being enforced evenly between the citizens in the community. Some board members allow their friends to bend the rules that are in their favor while other citizens in the community get no break when they break a rule Eve the slightest.

In my community, I am the Solicitor, or Attorney for the HOA. If a home owner comes to me and makes me aware of a board member bending a rule for a friend, it’s my job to remind the board member he can be sued, along with the HOA. That usually gets everyone back on track. There’s always someone trying to push the envelope, so it’s important that I stay on top of things.

Same thing on our HOA gated community in Spain. El presidente overlooks any ruke breaks from his friends...
 
Heavy equipment noise can be heard starting around 6am and going constantly until about 9 pm, every day even Sundays and holidays. Do the workmen every get a break? The developers must be anxious to get it done. That is my only comfort - they the more they work, the sooner it's finished.

that was the same here when they uprooted 1/2 the woodland behind my house and built 400 houses. Building work every single day... 16 wheeler trucks carrying hardcore to and from the site in their dozens , trundling along our quiet one car wide roads in their dozens all day long... caused immense potholes...
 
A new development is going in near my house (red rectangle). I can hear the heavy equipment at work. It makes me sad to think of the trees cut down and wildlife disturbed. However, I'm likely living in a place that was once a woodland. Humans have eminent domain. My neighbor said it will be a 400 unit development. I don't know if a small town can handle the drain on resources and utilities this will entail.

This went in 5 years ago. 12 units per building. 21 buildings.

There's 12 more across the street. The problem is now they want to stuff more people per acre out here.

I'm crossing my fingers that I'll get the call from Eugene for housing.soon.

We have a HOA ($100 a year) but I'm not sure there are even any board members any more. I know there hasn't been a president for at least two years. Somebody keeps the area around the pond and at the two entrances mowed, so that must be coming out of the dues.

As for chopping down the woods....when a large development down the main road was cleared, the bears moved into the wooded area behind us and they wreaked havoc on the trash cans for a few months. Eventually they moved on to greener pastures, I guess.
 
My condo complex is right in town. There was a large empty lot behind it for many years. The people in the building behind me had a nice view of the mountains. Then the lot was sold to a developer and they got permission to build a nursing home. Then Covid hit and it wasn’t built. Then they asked to have it re-zoned for a three-story apartment building.

Even though the neighborhood was against them building a three-story apartment building, it was allowed to be rezoned. They are only going to put one parking space per apartment and most people have two cars and the side streets cannot handle the extra cars and traffic. This is an older neighborhood with limited parking on the

They have been really slow And, even though two years have went by nothing has been built yet, but the land has been cleared. People on another side of our complex, lost their view of the mountains when somebody put up 14 townhomes on such a small piece of land that I can’t imagine it was legal to build that many townhomes on it. They’re supposed to ask the neighborhood for their opinion before approving the zoning and that was never done. Luckily my condo faces the beautiful courtyard and that view can never be taken away.
 
The powers that be usually say that development is good for the community. In a small town, that can place an inordinate drain on resources. I guess you see development as a good thing if there's a profit to be made.
