I have to get another new roof

We had a bad hail storm a couple of weeks ago and looks like I will need a new roof. I say this because the neighbors all have roofer signs in their yards. I have not sought out any quotes yet. I do know my part of the cost will be $4600.00 deductible. Texas has brought a new law that roofers can't accept the amount the amount insurance pays as complete cost.

I just had the roof replaced in 2017 due to a hail storm. I paid nothing out of pocket, only what the insurance covered. My question is since I have to go out of pocket would this be the time to look into a metal roof? Who has experience with this? @Naturally, looks like you have a metal roof. Are you happy with this choice? Again, I have not had a quote but is this something that might be good to consider?

Looking for advice before I start having all these people come out.
 

We need a new roof too but not this year. We have too many projects on the go already.

Not to worry, I will get the new roof, I am just curious about what to pick. Right now, I have the standard asphalt roof. It seems like yesterday I had this done, even though it was 2017. A metal roof is more expensive, lot more out of pocket cost but it if I have to replace so often I want to consider what might be cost effective in the long run.

If your last roof last 41 years that’s pretty good. Metal roofs DO last a lot longer. We’ve considered it but will probably go with the regular one

Have your roof inspected to see if you even need a new roof.

Are the neighbors replacing roofs installed in 2017 or are they much older than that?

Standing seem metal roofs are really nice, but typically the payoff is decades away.
 
Yes, all of the neighbors are replacing roofs from 2017, for quite a while then it was nonstop hammering before everyone' was done. It was a horrible, noisy time for all of us.
 
Speaking for a former neighbor. Got a metal roof several years back. He had only had it a couple years before I moved. He did not mention any issues. He did say he could hear rain it hail hitting and sounding differently than on a shingle roof. So be aware. It was not distracting, just a different sound
 
@againstthegrain is right about the standing seam metal roofs on the pay off.

There are three types of metal roofs that I know of. Standing seam is, IMO, is the best, but isn't cheap. It's the traditional one you see on all of the old houses.

There is another one called a snap down where the nails are hidden under the metal & not exposed to the elements.

The last one looks nothing more than barn siding to me & the screws are exposed to the elements. These screws have a rubber grommet that when new, keeps water out. The grommet won't last forever & I would believe will need to be replaced in time. I don't know anyone who who has this type of roof, but I've seen this being put on a lot of houses. Since I have barn siding on my outbuildings, at least I can reach the screws when I see a bad grommet & replace it. Not sure how you would do this on a roof.

I wanted the standing seam roof, but it was way too expensive when it came time to replace our original roof about 6 years ago. We went with Owens Corning shingles that have a class 3 rating for impact. Our area doesn't have as many severe hail storms that it sounds like your area does.

If you go with another regular roof, check to make sure they are putting on shingles with a high impact rating on.

Also make sure you are getting the roof your paying for. There was one business who was charging for the high-end shingles only to put on a low end one. Like anything else, you gotta watch people.

You can get steel roofs that look like whatever you want. Spendy though.
35 year shingles were lasting me 10-12 years. So I decided on steel shingles when I was 55. They will pay for themselves.

Many years ago, I had a neighbor down the street who was from the Caribbean. He was unhappy that he didn't have a pinkish-red tile roof like his house down there but couldn't afford to have one put on.

So what did he do? He painted the shingle roof a bright pinkish-red. It looked horrible and didn't hold up well. It had been there a couple of years when I sold the house, so I don't know how much longer it lasted. Needless to say, we weren't a HOA neighborhood.....

I can also remember years ago when someone was advertising a coating that you could have sprayed on your roof that they claimed would make your roof last years and years longer. I don't know anyone who had that done and I haven't seen that advertised for a long time. Must not have worked.
 
We have a standing seam metal roof , installed in the late ā€˜90s. We went with commercial grade metal. It’s sort of a dark plum color but the color changes somewhat with the way the sun hits it.

We’re very satisfied with the metal roof.

Speaking only of my metal roof ... I'm very happy with it.
Had it about 12-14yrs I think and had no problems.

The asphalt roof is still there beneath the metal roof.
They didn't remove the asphalt shingles.
So there is somewhat of an added virtual insulation factor.
Not only that, but the sound of rain on metal is deadened.
When raining, I don't notice a significant difference than before the metal roof.
Yes, I can hear rain on metal ... if I specifically tune in and listen for it.
Otherwise I don't notice it ... well, as nothing more than rain coming down.

I'd have to dig out the warranty and trying to remember I think it is 40yrs on the metal roof.
Either 40 or 50 and I think mine is 40 if I remember correctly.

I used to be able to walk on the asphalt roof when need be or required.
I would not even consider walking on my metal roof without a safety harness. WAY too slippery.
The fellas that installed the metal roof did so without safety harnesses and wearing very grabby tennis shoes.
But they were quite used to working and walking on metal roofs ... it's an "art".

So if leaves, limbs and debris collect on a metal roof, invest in a roof rake.
It's a rake with an extension pole. Don't expect to be able to just climb up and walk on a metal roof.

I have a very small house. The roofer measured the roof at 11 squares.
12-14yrs ago, the total cost out the door for my metal roof was just over $5K.

EDIT: OH and you will find metal roof material of different metal gauge thicknesses.
I don't remember what metal thickness I got, just made sure it wasn't the thinnest.
... or maybe it is HA, can't remember. I got a standard thickness though. Not thin or extra thick.

I wondered about noise issues, having a metal roof.

Thank you for your reply!! No worry about me on the roof, would not even try!! I do live in a large house, unfortunately, I would rather be in a neighborhood or house like yours. It is beautiful!! The dogs would be thrilled to have that running space like your boy.

The house is paid off and is our family home. It was built in the 70s for the pastor of a nearby church that had a large family. I would be happy to sell it if I could find a home like yours. I know a metal roof would be expensive. I would be willing to throw in 10K is the insurance covers the rest but as I said, I have no estimates yet.

I would say the worst thing about owning a home is the repairs and maintenance that come with it. I just don't like strangers around, outside or inside. I don't like people to know I am alone here. Very hard to trust anyone these days but one of the dogs is a 90LB chow. He is the reason most people get off my porch when I pull back the drapes. Couple of barks and they are gone. Truth is he will knock you down, then lick your face until you pee!!

Not yet but all of the neighbors have and they are getting new roofs. I have not had anyone out yet because I have been too sick the last few weeks to deal with anything.
I'm sorry to read that you've been sick Blessed! Also, I hope that you'll find replacing your roof isn't necessary, but if it is, I hope you get a reasonable price and good contractor.

If there's a lot of roofing being done in your neighborhood, watch out for roofing nails in the street.
Got a new roof Friday by the next door neighbor. They are on the house next to him today. They also have sign in the yard next to them. Lady across the street has a different roofer. She is 90 and I am sure her sons picked the roofer. I will get an estimate from both of them.

Next door, Bob, has been out early this morning checking his yard and the street for stray nails. That is just Bob, always looking out for everyone, making sure we are all looked after. Did I mention that Bob has come to check on me, coming to the front and back door after a hip replacement. I was in my undies and a t-shirt after hip replacement. He has learned to not look thru the front door glass or open my back door since then LOL!

Worst images didn't show that many damaged spots. My first thought was why would someone replace a whole roof for lots of $$$$ for that kind of damage?

Then searched with "roof hail damage glue" and got a bunch of hits for buying various patching glues for way cheaper DIY repair. Unless one's roof is super steep like in snowy mountain areas, most residential roofs are not so angled that someone cannot simply go up on a roof in fair weather wearing a harness attached to a safety rope and safely make repairs quickly. For the kind of money below commercial services ask for, DIY repairs are an obvious way to save a lot of money.

Sometimes, depending on the storm, repairs can be made. Replacing damaged shingles. I am a lady with a hip replacement and cervical neck problems, ie dizzy, off balance. I can't go up there and look. I will be having my son come for the inspection to see what the damage is. I am hoping I may be spared.

I have many large trees that cover a lot of my roof. I am praying that may have slowed the hail from making full impact so I would have less damage. The neighbors do not have the tree coverage. That is why I want the son to be up there and take a video of the damage. Anyone can say there is damage, I want to see it.
