Many houses for sale in the same area

Yes. It could be multiple reasons from just aging/downsizing to environmental changes that can cause drinking water pollution and air pollution. Or noise

issues, HOA disagreements, bad neighbors, bad local government issues, nearby chicken plant or nuclear plant, poor school scores, home depreciation

instead of keeping pace with the market, future expansion plans like a highway/Condo/Hotel planning to be developed next to you, etc.

Your realtor should be able to suss it out for you if they are trustworthy...remember, they DO want to make a quick sale so some will not tell what they don't

have to tell.

Is there a major employer nearby that has recently downsized or closed ??

Maybe those houses are owned by the same person or family - you should be able to check on-line county appraisal records for ownership info.

Yes, very suspicious. My main concern would be an increase in crime activity and perhaps bad water or other environmental changes to the neighborhood. It would not mean anything if there were an economic crisis like after the last recession in 2008, just people experiencing economic hardship. But suspicious in an economic expansion like recently. You can check for an increase in criminal activity in websites like Zillow.com or City-Data.com
