Masonry Estimate

I had a mason in this morning to look at the exterior brickwork. He said most was in excellent condition, a few areas the mortar needed to be filled and two areas he found needed brick replacement - like two bricks. This is his estimate that seems quite high to me. The last roofer's estimate I had was less than this. Any opinions?

It seems reasonable to me. I just got quoted 350 dollars for replacing a board underneath my roof. They don’t removed the broken old board, they just bolt the new one to it. Takes maybe 1/2 hour if the guy is slow. 😂

About 8500 to replace my roof, and my roof is the simplest roof made. We could have done it ourselves 10 years ago, and my son has offered to do it himself as we have all the tools from before. He just put a new roof on the mobile home last year, before he had open heart surgery.

No way I’ll let him put a roof on my house now. Although I don’t understand why you want to fix up a “tear down”.
 
A roofer is not a masonry expert. I would try to get another mason's estimate .. or maybe two others.
I agree. I am waiting on the second estimate for my roof. Then I’ll get the third from lowes. But Deb has trouble getting contractors so she might not be able to get three.
 
Looks reasonable from here. Don't forget, a mason has to be bonded, carry insurance, and of course, materials. Plus, be glad you found a mason willing to work on a house that has more than one level. Most hate using scaffolding and or ladders to do the work.
 
The roofer's estimate was for roofing. I was just surprised replacing a few bricks would cost more than replacing a roof.
Brick and stonework is expensive.

Here in Canada, repointing runs $8-$12 per foot, and laying brick runs $25-$35 per foot.

Deb, I am so excited for you that you're getting contractors stopping by to look at the jobs and provide you with quotes!
 
You were considering shelling out over $200,000.00 for a home. Is there a general contractor in your area that could give you an estimate to do everything that has deteriorated? If you spent $150,000.00 to completely renovate your home you would still be $50,000.00 ahead. 200 amp electric , new plumbing, interior & exterior repair, painting & disposal of everything you don't want to hoard any longer.

The thought crossed my mind. :) If I fix up the old place, I won't have to think of moving. By the time I pay for the house (which isn't worth over $200K), closing costs and moving, Maybe better to hunker down.

I didn’t see the estimate for the roofing, do you know what it was?

The guy that came this morning said the square footage was 315, but there would be a lot of waste because it's "peaked" whatever that means.

I feel badly about wasting these people's time, but how can I get an estimate unless I do. All I can say is when my mother had that roof done it cost around $1200.

It's the area outlined in red but include the sides which are not visible in the photo.

My roof is about 1300-1400 sq feet. There is no way the square footage of your entire roof is 315 square feet, IMO

Ok now that makes sense, but don’t you need the whole roof replaced?
 
Ok, so I read them all, but my memory is crap. First, the flashing is the mental piece between the wall of your house and the porch. When re-roofing you need to have that flashing replaced. The decking is the plywood or, hmm,MDF, that is your actual roof that they attach the shingles to.

One estimate was charging 1.99 for this. These are large panels of wood, at least 1/2 to 3/4 inches thick. They cost, here, 15-35 dollar a piece or around here depending what you are getting. So I don’t know what you are getting for 1.99 cents.

The shingles, they want to use the expensive shingles. This is the problem is have here. I want the cheaper shingles. I am 73, I don’t need a 50 year roof. 😂. Deb, do what I do, read their estimates, then google what they are talking about. See if it’s correct. You might invest in a construction attorney. I think the 1850 roof estimate off.
