Selling the house

We are now in the negotiating phase of selling the house. The inspection was done Friday. About four issues were found, and she wants them fixed. A leak under the kitchen since, seems like we are always getting a leak under the kitchen sink. I think the vibration of the garage disposal causes this. 😳

A leak from my husbandā€˜s toilet tank, didn’t bother to look, probably helps keep his floor clean. šŸ˜‚

Some wiring about the furnace which I think the inspector caused as he tried to take out the filter casing, for several moments, and it is glued shut, stupid man. He finally figured out that we had moved where the filter was. šŸ¤¦šŸ»ā€ā™€ļø

And she wanted to know, how much it would cost to replace all the sagging trusses, well, first get an inspector who is not stupid or knows about roofs, or, here’s a unique ideal, hire an actual roof inspector. The
trusses are not sagging. We had a stupid inspector as well. Our roof is planked, some of the planks were put on wrong which makes the roof look sagged-a cometic issue. The roof is solid. This is not my problem. It will be your problem is you buy this house.

And, šŸ˜‚, no I am not replacing or fixing the vent pipe from the hot water heater. It is NOT out of code. The vent is 3 1/2 inches which was code in 1955. Therefore, it is grandfathered in and is fine. If you want it changed, buy the house and do it. Same with the leaks. Same with the cracked truss in roof. If you don’t buy this money pit surprise, and all houses money pit surprises, I have 12 other offers. Someone else will. People still stop amd ask if it is still for sale.

Course it’s still for sale, sign says for sale, it does not say sold. šŸ™„. It should say, beware, owner is on drugs, in pain, and out of patience with stupid people. Cross out stupid.😳

The realtor asked me to you want to fix or lower the price due to the water leaks, little bit of wiring issue, and the cracked truss. Lower the price by what it will costs to fix, I am good with that and that’s what is ā€œnormallyā€ done. Also, agree to close earlier, cause we have an apartment rented and the uhaul for five days. Let’s get it done.

My advice-never and I mean never-agree to fixing anything. Cause after they move in they will find more to fix and want you to pay for it. It will be never ending harassment as they want a move in ready house which does not exist even with a brand new house.

The norm is to give a certain amount of money for the acceptable fixes, and is usually 500 dollars, but house prices are insane right now. So drop the price based on the fixes, or find another buyer who doesn’t require fixes. All houses in our state are sold as is. Anyway, 3 more days left for them to accept or we move on. I’m good either way. šŸ˜‚
 

Buying a house is not a thing you do very much of in your life, so if you do you might have unreasonable expectations. Your potential buyer might be in that category. I know I was. Agree to what you feel comfortable with and if you lose them, another will come along.

I think since they are a cash buyer that’s makes them ā€œspecialā€, it doesn't though. (They sold their other house). They put a15,000 due diligence down. It would be perfect if they back out after due diligence deadline which is today. Then I get 15,000.šŸ˜
