Selling your own home.....

I wasn't quite sure where this post should go so I hope it's OK to ask this question here.

Has anyone had any experience with selling your own home? If you have, what advice can you offer? Was it a headache or did it go well?

I did some research several years ago but we've never tried it. Hubby was always afraid to try it. Do you need a real estate attorney to get all the paperwork correct?

I'd appreciate any suggestions or tips.
 

Depends on the condition of your place.
There's other factors that can come into play

but

I've been successful with about a dozen transactions, but most were bare land.

Anyhow, a good title insurance guy can move you thru the transactions and thru closing rather deftly.

For me, the headache has always been showing the place

My places were out a ways, so many empty miles logged

also, tons of calls, emails

Again, it can be doable, but, even though it seems realtors shuffle a few papers for their money....

You could offer a local broker a reduced commission percentage if he/she will shepherd the paperwork portion through the appropriate channels. I'd be nervous about doing this all on my own - there are a lot of sharks out there for whom "for sale by owner" is blood in the water.

I had tried MLS flat listing about 5 yrs ago and if I remember correctly I paid about 0.7% listing fee. All potential buyers interested in the house had buyer agents who showed it and I had a lock box to access it without me being there. If buyers didn't have agents I wouldn't mind showing. When I listed it, the system asked what % I wanted to pay buyer agent. It would be hard to sell without paying buyer agent fee. Closing was completed at buyer's title insurance office. I've bought and sold a few properties and all were closed at the title insurance offices. Not sure if the persons handled the paperwork were real estate attorneys but I didn't ask. I've heard in some other areas a real estate attorney is needed.
 
We just sold our house used a real estate agent. I can not imagine not using an agent. They charge 6% here. The money is split between the agent listing the house and the agent of the people buying the house. Selling a house is very stressful.
