Started the process of moving into a different house. We moved into this house 1992 and it’s time we downsized into something compatible to our needs. Searching the internet on various real estate sites did not prove effective, however, I believe every house I saw were strategy put in place as a deterrent for wasting time.

The current market here is very weird. Listings seem to be chasing that real-estate-cash-rich California ex-patriot money right now. New construction is all McMansions and nothing fitting a downsizing senior.

I wish you could have the luck we did... found a house online that seemed to be perfect and everything we were looking for. Told the real estate agent we wanted to see it but he tried to show other places first thinking he knew best. Finally showed the one we pointed out and that was all she wrote... put an offer on it, bought it, and in June it will be 20 years. Still loving it. (y)
 

I don't envy you. My late husband and I moved not only to a different house, but to a different state in 2022. Hubby was 80 at the time. We went from AZ to PA. At the time, we didn't have much choice in homes for sale in our targeted area in PA because it was January! Our house in AZ sold within 24 hours so we had a narrow window to find something in PA.

Unfortunately, we had a terrible realtor in PA. He lied and kept information from us and he wouldn't do a video walkthrough. We were in crunch time so we bought an estate sale home and ended up with over $80,000 in renovations.

Be sure you get a realtor you can trust. Good luck.

Are you working with an agent yet? They have many possible certifications these days, which is a good thing. Try to find one who is a Realtor and has Senior Certification or a Buyer's Agent Certification. Or both. Read about those here: Real Estate Designations and Certifications .

I'm also not against working with a newbie, especially if you know exactly what you want and you know the market you are shopping within. As long as they have a good supervising Broker who knows your area, a newbie can be more willing to help you than some of the old-timers who might want to steer clients into a certain direction because they want the deal to close more quickly.

Just remember, at any point, if you're not happy, find a new agent.

Get a realtor to help you. A good one will guide you, but not push you. Tell them what you have to have & what you don't want so your time isn't wasted. You may have to do some give & take with some wants/don't wants, but that's the nature of house buying. Pick an area that you like & focus on that.

Right now a lot of houses are coming on the market. If you do find something you like & fits your needs, put a bid on it as soon as you & don't wait as it may not be there for long.

I wish you luck. Moving sucks. I hate it. I moved into a smaller place (a MUCH smaller place) and I hope that was the last moving pain I have to suffer in this life time. It's no damn fun at all.
 
I've whined many times about this elsewhere here on SF, but I'm wanting to downsize into a just-slightly smaller place but much closer to town, within walking distance to civilization since I no longer drive and who knows who much longer Huzz will be able to (betcha not much longer but betcha he does like almost all men seem to: drive way past when he should give it up). But he is resistant so here we stay. I do so wish he'd change his mind because we're just getting older and older, making any such move harder and harder; it's a constant worry to me.
 
We made the move to downsize10 years ago, I was so sad to leave my garden , not happy with having to give partial control of decision making to strata and no garden to speak of. But I love living here, it was the right choice.
