Which do you think would be less expensive?

Buying a 10 acre building lot which had two dilapidated buildings that needed to be demolished, or the same sized lot for the same price that had trees, shrubs and other plant growth that needed to be totally cleared.
 

One would need to calculate the cost of clearing and leveling, the cost of putting in new septic system, digging a well, bringing in power lines, gas lines, telephone lines, and fencing the lot. Compare that to the cost of removal of the buildings on the developed lot.
 
Deb, estimates are usually free. Why not try to get some? It's true, this is extremely complicated. The lot with the dilapidated buildings may even have septic issues and asbestos that costs a lot to remove. Too many variables.
 
I agree with the others, pay a professional to make the assessment.

The lot with two old houses could have asbestos, fuel oil tanks, etc.., that have to be removed by a certified HazMat team.

The tranquil lot with shrubs and trees could be sitting on an old landfill, toxic waste, environmental brown fields, etc...

Nothing is simple anymore.
