Selling our house in an extremely “hot” market has been an interesting experience. As we pulled out of our driveway, minutes before the open house, we watched people leave their cars and rush towards our drive way. What was the hurry, I wondered? The house wasn’t going to get up and leave. 😂

And even though there was an open house between 11 and 1, we had a steady stream of appointments before and after the open house. In fact, we had a phone call that we hadn’t confirmed a showing. I asked the agent, when did you send the request, she replied two minutes ago. 😂. After she hung up, my phone notified me of the request. She had called before I got her text. 🙄

Our real estate agent said there was a steady stream of people the entire time and we should receive a lot of offers. We shall see.

We got a few written feedbacks on the house which were ridiculous. Keep on mind that pictures of our house are on line including the visual tour. People don’t really need to come see the house in person, but they did.

So one person left a comment, they wanted a bigger house. What? Sq footage is on line, why bother to come? Next person said they wanted a more traditional back yard, which in Utah is dirt and weeds. 😳😂. Instead of a garden, dog run, and new shed-they want dirt and weeds. Alright.

Another did not like the flow from from the living room to the back yard. The agent wrote “hard to change the flow of a house”. 🙄. Yup, let me rebuild my house for the proper flow for you. 😂. She could see the flow on line.

And my next door neighbors informed me that their daughter was interested in buying and they would all come see it later. 😂😂😂. Sure, and I’ll sell you a bridge as well. I am sure several neighbors trekked through it, but we removed all our personal items so sorry. 😂😂😂

Monday is show and go day, no appointments necessary. We will be at the hospital. Husband has decided to stay at the hospital rather than endure the constant showing at home. This will be a first, husband staying at the hospital with me. 😳. In any event, it’s an experience.

Yes, it really is a sellers market. The danger is that someone will buy the house, then find a house they like more, and cancel: or their financing could fall through. I want to try and make sure they really want it, but no one can predict the financing issues that can occur. Its nerve racking.

Not only is there a shortage of houses for sale in the entire state, but a shortage of apartments as well. So we have rented an apartment with a move in date of July 17, and while we can handle the double rent for a month, if things are delayed, that is all. We have a one year lease. If the sale fails, for any reason, we will be forced to sell it to the flipper side of the real estate company. It’s scary.
 
The buyers asked for a couple repairs, actually since the inspector only found five things wrong the asked for five repairs. I think the inspector caused 2 of the repairs. We had very little radon recorded in our house btw.

Then they asked for a new roof inspection, in addition to the one they just had which showed a solid roof with no leaks. We just had a big rain storm so any leaks would have shown right away. No leaks was a relief. It also show the tiles were good for another 10 years or so.

But the cracked truss, which happened during the earthquake, scared them and they said they wanted to be sure all the trusses would cave the roof in on them. 🤦🏻‍♀️ Anyhow, they got two more days till the due diligence deadline.

Our realtor will fix and pay for the repairs of everything but the truss and then substract the costs of those at the settlement. Cause his firm will buy the house if it doesn’t sell. He will come over and let the roof inspector in, as I have a doctor’s appointment. He will also arrange for and let the other repair people in. WOW, just WOW. He is actually earning his money.

Then I had asked them if they wanted the living room furniture and they do but they were not specific. So we offered the all the living room furniture, except two pieces, any instead of taking a lower price on the house, they will stick to the offered price and pay for the repair of the truss. But there is no hurry for this truss to be repaired because of where it is.

it’s a really good deal for them, it’s good furniture, only a year old, bought when we sold the other house. It’s a good deal for us and the furniture is too big for the apartment so it has to stay or go elsewhere. It’s good for the realtors since they get their commission. A win-win.

Then we will have an earlier close and move so we are not paying double rent. I will be able to pay off all my bills, except the car, and all my recent medical bills, and money left for savings. I can pay my sons recent 3000 dollar medical bill, and give my daughter some money. (But not 3000. I offered to buy her a puppy.) And we will be back to a more secure future. 😍

Hopefully this aspect of my plan continues to move forward. But, I do have back up offers if it does not. 😊
 
How long did you live in this house, Aneeda? Didn't you just move in a couple of years ago? Things happen so fast, it's hard to keep up with your "adventures!"

Well, gosh, it’s not, they are adventures I want-I’d take a trip,to Disneyland. But, one year four months ago? @Pepper. Why?
 
Sounds like you are in a good spot right now. I hope your plan falls in place and you get it sold and onto your new life! I know how when you have made the plan definite you just can't wait to get on to the next step.

That's why I put adventures in quotes! Moving is such a pain and I thought I remembered you lived in the home for a short time and just wanted to confirm that memory.

Yes, sorry, I thought I said that. We have lived her one year and 4 months. We had Bella, my little dog 4 months. I did not want to buy the house but I wanted my little dog. He made me rehome my little dog, I made him rehome his house.

Heard from the real estate agent who asked if we would be home on Friday to let the plumber and electrician in, yes. However, you put the keys to the attic in the lockbox and I can’t open the lock box. Now I told my husband and the realtor to let us keep one of the keys, but you know, they both said it will be fine. The roofer may come Friday also. 😂😂

Alrighty then-not my problem.
 
So realtor came today, gave us back our keys, 😂, as far as we know roofer came and no problem with the roof. Get the small plumbing job and electric job done tomorrow. Asked house buyer if he wanted any our furniture and the bought everything we didn’t want to take 😂😂😂.

Now we have no heavy stuff to move, and we can buy apartment sized furniture instead of house sized. A little brightness in a sea of dark. One more day and it is finished and we close on the 16th. Husband has no problem with me being gone for a long period of time after house is put together so everything may work out ok.

So i have had it with the people who are buying my house, my my poor realtor got yelled at. They want yet another opinion on the roof, which I allowed. The roofer came out took measurements and left. Apparently he did not believe me when I told him he was to check INSIDE the roof, so he didn’t.

Realtor calls, you home tomorrow? Yup, cause they want another inspection, hmm, nope. And he got a lung full. You know I just had major surgery and I am tired to getting up and down. But he convinces me to allow another inspection. And I convince him this is the last one.

Roofer comes out, starts taking pictures of the sway in the roof. 😡. Everyone knows the roof sways, dude. Yup, well, you see your plywood gets wet and. MY PLYWOOD ISN'T WET, I do not have plywood. My roof is planked. What? He says, your plywood. . . 🤬

I DO NOT HAVE PLYWOOD. My roof is planked, P L A N K E D. Yes, I spelled it. Planked, no plywood. But the plywood, oh good god. Put the key in the mailbox when you are done. Cause I am going to buy a gun.😬

Husband finally shows up, goes outside, says the guy said there is nothing wrong with the roof. Yeah, I know. The non existent plywood is not wet. 🤦🏻‍♀️
 
The roof is short pieces of thick wooden planks attached to the cross pieces. It’s a 1955 roof. It is not plywood. It is stronger than plywood. The sway is cosmetic. A small plane could probably land on this roof.

I told the realtor I did not want to sell to these people. They are driving me crazy. I’ve already had to pay for repairs that didn’t need to be done, but we’re done, to shut them up for gods sake. The realtor paid for the repairs and we will pay him back when the house sells, cause he will buy the house as he is also a flipper.

Anyway, I told him to put on the contract the house is sold “as is”. Or these people will nickel and dime us to death. Or, here’s a thought, don’t sell the house to them. Let them buy a more expensive house, a new house, not my house. Cause I don’t want to sell my house to them-now or ever.

Of course. You‘re a woman. You don’t know what you‘re talking about.

I hope you didn’t have to pay for all those inspections.
 
Realtor called 😂😂😂said they are happy with the bid for the roof replacement, usually I dislike stupid people but these people deserve what they are getting. Their bid came in, for the reroof, for 12,000.

That bid is approximate for a second layer, but we already have two layers on the house. The bids we received were between 18,000 and 22,000. My bids did not include putting plywood on the roof, either on top of or replacing the planks.

Tomorrow is due diligence. Hopefully we can get through the day and if they change their mind after that, we get the earnest money. Other wise we close in a week, and move to the apartment. It can’t come soon enough for me.

It’s almost over. Settlement is Friday the 16. I have not asked how we get our money, don’t want to jinx it.

Relator called and the buyers want to come by Tuesday, 🤦🏻‍♀️, and make sure we understand what furniture they want to buy with the house. I kind of look at it as what furniture I want to sell with the house, oh well. 😂

I actually think they want to do one last walk through, which is fine with me. I did this on the houses I bought to make sure no damage occurred over the 30 day closure period as they can still back out although they would lose their earnest money. The furniture we are selling will pay for the minor repairs the realtor paid for already. Plus that furniture will not fit into the apartment.

I just want to move, so ready.

Moving on the 17th Saturday and no. My son would help but he had open heart surgery last year so no way we will let him. As you know, I think, my other boys are disabled. I can not help so it’s just husband who is moving us. But we have sold everything but our bed frames, mattresses, and nothing heavy but to s of the other stuff you accumulate even though I have downsized a lot.

Got my hoard of TP packed. 😂

well that's a shame but if you can just get hubs to move everything that's great news, and you must take things slowly and carefully.. no use damaging yourself more and not being able to enjoy the new house... .. 6 more days to go... yeaaahhh!! (y)

He will move the stuff, it’s his stuff too 😂 all packed in plastic cartons just waiting to go.
 
A lot of what we are moving will be given to son and daughter such as genealogy research and photos. What is left of our stuff sorted into bins.ADC4B6C7-6538-4A05-9ADA-4B8CDF9DD2B7.jpeg
