Should I Do This?

I need some opinions/practical thoughts re my living conditions.
I have been thinking of moving for the last few months and finally found a place I can accept. So I applied over a month ago and got the call yesterday that there is one apartment for me.

Here is a couple of pros and cons for the place I am in and the new place: help me figure this out.

PROS:
old place has easy acceptability for getting mail and packages---new does not
old place is on the first floor---new place is on 3rd floor
old place is 425 sq ft---new place s 700 sq ft
old place has no AC (must use portable)---new place has it built in
Old place has extremely small kitchen ---new place has large kitchen with new appliances
Old place has tiny bathroom with a new roll in shower---new place has tons of space with roll in shower and a lot pf counter space
Boh places have the same amount of windows
old place is on the ground floor --- new place is on the third floor and I am not sure I like it
both places have plenty of parking, a community room, laundry on each floor and a workout room. No pets are allowed
in new place but old place allows pets

New place has a big kitchen with a lot of counter space and outlets along the backsplash

Old place has carpeting in LR and Kitchen---new place has no carpeting which is a good thing
I'm sure there is more but my brain is warped right now. I need to give her an answer by Monday.

The outer things like Instacart, housekeepers and pharmacy are all very close on both. The two places are 10 miles apart, and both are set in nice country areas.

Any thing you guys can think of, tell me. I won't be offended if yo say something you don't think I'd like. I want your truth, thanks so much.
 

It all depends on the importance you give to the pros of the new place. Do you cook to the extent a larger kitchen is warranted?

Will you never want a pet?

Why the concern about the 3rd floor? Isn't there an elevator?

Will the place you're in now make modifications to suit you? Like get that carpet out of the kitchen?

I have put in work oeders for the old place re thekitchen as the drawes don't tight, and the floor is becoming slightly nlevel. I need a new vanity for the bath and I put in for it but they said I needed a DR oder which he sent but the office here claims they never got the faz...3 different times. I do not want to care for a pet any more, not fair to the pet.
 
I have always lived in nice homes. Never an apt. I am cramped too. The worry about the third floor is that I will be away from things. I mean, nobody goes to the third floor unless they need to. Any I won't be able to see the flowers under my window like I can now.

Maybe make a list of what you like and don’t like about each one. 425 square feet is really small. Does either one have a balcony?
The no pets rule would completely turn me off but if you are ok with it, thats alright then.
Carpeting in kitchen ? That would be a real turn off as would portable air conditioning.
That extra 275 feet would sure be welcoming.
Does it have a bedroom or is it a bachelor apartment? How new are all the windows?
Do you pay to get new ones or is that paid for by the building itself? Are there any extra hidden fees ?
If so, what are they?
 
I would prefer the new place for several reasons, but mainly because 425 sq. ft. (the old place) would be too confining for me. Providing the 3rd floor has a window with a good view, you will be able to see much more than just the flowers you are seeing from your first floor window. Also, you'll have some room to have an area inside for plants or flowers near a window.
