My apartment bldg has been sold

To a group called Silver Tree Residential. Management and staff are staying, and allegedly nothing will change in day to day operations, rent and etc. Until they decide to change things. The current owner built the place 41 years ago, and I guess it is time for current owner to retire. Looked up the company and it has a good rating and good reviews, we shall see.

New owners tell you what you want to hear, but in reality it usually doesn't go that way, for long anyway... just my experience.

When we went under new ownership at our Senior complex two years ago, all was quiet for a while.

Then BAM ... rents went up a lot, and also slowly the office staff had corporate people move in, and start running day to day operations.
Few of the old faces remain, but thankfully the original Maint. Mgr. is still here.

I don't understand..the govt. Sold the builfing to a private co.
So then...how will it still be rent controlled...
Seems they can do what they want.

I do not know if rent controlled is the same as income/asset based. By definition, rent control is this:


Under rent control law, tenants are not obligated to sign renewal leases, as these tenancies are statutory. Rent increases are limited, and services and evictions are regulated.

In this case, we DO sign annual leases, based on our move in month. Our rent is based on income and assets. Social Security and money in CDs IRAs and etc. Everyone here pays a different amount. IE...not all 1 one or 2BR apartments are the same. There is probably a base rent, not sure. My rent has gone down a time or two.. My new rent starting in October goes up $3 for my new lease. Last year, down $5
Being Senior house, base age to move in is 62

I'm sure you're concerned Marie, and rightly so. I hope that if any changes are made they either don't affect you or they are for the better.

Well, a friend was visiting when I got the memo. She looked up the place and I guess they have a good rep..4 or 5 stars. I am sure the transition will go well I am glad they are keeping the bldg manager and staff. I would be more concerned if all were loosing their jobs

That's great that they're keeping the manager and staff, making few changes is a good thing, IMO.

Fingers crossed! My mother's assisted living facility was sold after she had lived there for a couple of years. The new management was much easier to deal with, so I hope you find the same to be true.
 
As "small landlords " with a total of three tenants living in our house along with my Wife and I, we are allowed to increase the rent in 2024 by two and a half percent, under the Ontario Provincial Government's Landlord and Tennant guidelines. The basement couple currently pay $1455 a month, while the second floor girl pays $ 1356 a month. WE have been providing FREE internet, and cable TV services in the past, but that is going to have to change, as the monthly costs have risen to over $200 a month for that, alone. We will give them the legal 90 day notice with the new monthly rent costs set out on it. We LIKE our tenants, and they like us, but we have to increase the rents so that we are not losing money.

A part of our costs to own the house are .....Property taxes to the city of Toronto ( about $5700 a year ) fire and liability insurance on the building ( over $4000 a year ) monthly utilities of around $650, monthly waste removal costs of about $330 a month, and the usual costs of maintaining 2 sets of appliances, and the washer and dryer that the tenants use for free. The central air conditioning, the natural gas furnace, the water heater, and the toilets are all annual costs that we have to shoulder as the building owners. This is a detached, 2 story brick house, with a modern basement apartment, and a modern fully equipped second floor apartment upstairs, both of which have their own private entrances. We live on the main floor of the house, which was built in 1905, and which we bought in 2003. With a total annual cost of about $22,000 and rental income of $33,732, we are left with an annual rental income of just over a thousand a month on a house that is valued at more than one million dollars in the Toronto real estate market. We get regular offers from real estate buyers offering us that price, in cash, if we will sell the property.

My point ? Owning rental properties, even under strictly controlled Government policies, is not a way to get rich. JimB.
 
My sister lived in a rent controlled apartment in the big city for decades. Eventually the landlord tired of complying with city rent controll.
The residents were told "this building is becoming a condominium, buy your unit or get out". Her employer was moving to Atlanta about the same time.
Her daughter was living in Florida. My sister and her husband both retired and they bought a place near her daughter.

I don't know how rent control works. I really feel for those who may not have had an option like this that worked for them.
